Process Management Services

NAI Global Site Selection/Call Center Services will manage the entire process from site selection to move-in. Once the site selection phase is completed and target markets are determined, proposals will be requested from those owners and landlords whose sites or buildings meet the client’s preliminary requirements. The NAI Call Center Services team will provide a detailed and precise Request for Proposal format. This document will form the basis for further negotiations and will save significant time and money for our clients by initially addressing specific concerns.

Upon receipt of the proposals, we will prepare a formal presentation for the client. This presentation will include summarized, comparative analyses of all requested information with an economic analysis of each proposal, a map of locations being considered, a critical path that benchmarks each event in the process, a copy of the Request for Proposal and other pertinent data.

NAI Global is experienced in the preparation of financial models that will allow accurate comparisons of all options based upon each landlord or developer’s response to the Request for Proposal. Our financial analysis software was specifically designed to analyze tenant/user real estate transactions for total occupancy costs.

We will select sites or buildings that best meet or exceed the client’s established criteria. We then begin preliminary negotiations with the appropriate parties, and provide the client with a detailed comparative analysis and rankings of the sites and/or buildings, based on the established criteria.

Our team is highly skilled at developing and implementing customized negotiation strategies to give our clients maximum flexibility and leverage. NAI can negotiate all aspects of the transaction, including economics, operational and legal issues, ADA requirements and environmental issues. It is important to ensure the client is protected in all areas in addition to receiving the best achievable financial deal. We have successfully negotiated a wide variety of transaction types, including build-to-suits, acquisitions, dispositions, leases, renewals, subleases, sale/leasebacks, tax-free exchanges, easements, options, and buy-outs.
